LOCATION: Faraday Drive (entrance located approximately at 195 Gray Road - Route 100 ) Cumberland, Maine 04021. The townhouse buildings addresses are 12, 14, 16, 18 and 20 Faraday Drive. Each building contains four units.
All garages are attached to units and have an entrance from the garage directly to the unit.
All condos will have an outdoor patio accessible from the ground floor at the rear of the unit.

Heating/Ventilation System:

  • Primary heating system is a gas-fired boiler supplying radiant heat on the main floor and baseboard heat on the second floor.
  • The home will have an air recirculation system. 
  • Heat pump systems are available for an upcharge.  
  • Hot water will be supplied by an on-demand gas-fired combo boiler.

Exterior finishes

  • All exterior walls will be panelized wall systems covered by SIP insulation sheets with the total wall rated at R-33 with air tight construction.
  • Ceiling insulation will provide a minimum of R-40 insulation value.​
  • Roofing will consist of a 30-year architectural fiberglass-based asphalt roof shingles.
  • Exterior wall finish will be vinyl siding in khaki or green.
  • Trim will be Azec trim boards.
  • Windows will be double-hung windows with low e value.
  • Outdoor Patio areas are approximately 8 feet by 10 feet.
  • Main entrance doors are solid six panel steel doors. 
  • All entrances will be under a roof gable. 
  • Door locks will Schlage smart locks programmable by a smart phone.

Interior finishes

  • Second floor ceilings will have at least an R-40 insulation value.
  • Bathroom walls will be insulated to a R-11 value.
  • Ceilings will be ½” drywall screwed to ceiling framing with three coats of joint compound.
  • Unit owner will be allowed the choice of two colors to be applied to interior walls.  Additional colors are available for an upcharge.
  • Interior doors will be four panel wood doors with 3.5” inch painted trim.
  • Main floors will be wood chosen by Developer.  
  • Stairs in multi-floor & second floors will be carpet.  Buyer may choose to have wood flooring on the second floor by paying a surcharge.
  • Bedrooms in the single level unit will be carpeted.
  • Bathrooms will be ceramic tile chosen by Developer
  • Windows will have 3.25 inch painted trim.
  •  Fireplaces will be fueled by natural gas – HeatGlo or equivalent.

Kitchen & Bath Finishes

Cabinets, Countertops, Vanities:
  • Kitchen cabinets will be shaker style wood cabinets in white. 
  • Other colors may be selected from the Developer’s option group by paying a surcharge.
  • Bathroom vanities will be shaker style with under-mount sinks.
  • Bathrooms will include mirrors over the vanities.
  • All fixtures and faucets will be chosen by Developer.
  • Kitchen sink will be an undermount style with a minimum of 10 inch depth.
  • Bathrooms will have vented exhaust fans.
Appliances:
  • Refrigerator will be 25 cubic foot Whirlpool in stainless steel or similar 
  • Cooking Range will stainless (fueled by gas).
  • Microwave will be a stainless 1,000 watt unit.
  • Dishwasher will be a Whirlpool in stainless steel or similar unit at option of Developer
  • Washer hook up box will be provided.
  • Dryer will have electric connection (natural gas available for small upcharge).
Interior Electrical and Lighting:
  • The electrical panel will have a 100 amp capacity with breakers 
  • Switches will be either motion-activated where appropriate or décor lever style.
  • Outlets will be grounded.
  • Kitchen will be equipped with GFI outlets above the counters in addition to four outlets.
  • Bathroom vanities will have a GFI outlet.​
